Appliance Maintenance Plans

Most of the repairs we are called to were avoidable. A condenser nobody has cleared, a dryer vent that has closed up, a filter years past its date. A maintenance plan is simply somebody keeping track of that for you.

What a plan covers

• Condenser cleaning on refrigeration, which in South Florida matters more than anywhere else we could name.
• Dryer vent inspection and clearing, front to back rather than just the lint screen.
• Dishwasher filter, spray arm and seal check.
• Washer hose, seal and levelling check.
• Ice machine descale and filter change.
• Range and oven calibration check, and a gas leak check on gas equipment.

How the schedule is set

We look at what you have, how hard it works and where it lives. A refrigerator in a conditioned kitchen needs less attention than the second one in the garage. A seasonal home that stands empty for six months needs a different visit pattern from one lived in year round.

Then we hold the schedule and tell you when a visit is due. There is nothing for you to remember.

Why it is worth doing

Three things, in the order they matter. It avoids the repairs that come from neglect rather than age. It keeps appliances closer to their rated efficiency, which shows up on the bill. And it extends the working life of equipment that is expensive to replace, particularly built-in refrigeration where the cabinetry was cut for that exact unit.

Seasonal and rental properties

A house that stands closed from May to November has its own list. Ice makers seize, gaskets take a set, and dishwasher seals dry out. We open the property up before the season and put everything back into service, so the first week is not spent waiting for a technician.
